AEI Architecture Ltd is an emerging architectural practice based in Warrington providing architectural services to the local and surrounding areas in the North west of England.

We provide architectural services for residential extensions and new builds from initial concept design right through to construction, handling the submission of planning and building regulation applications and producing tender/construction drawings for contractors.

Initial Consultation

A great chance to meet and take a brief of the project, listening to your requirements and ideas.

Following this we will produce a fee proposal, this will outline the roles and responsibilities including the scope of services being provided by AEI Architecture and potential costs of 3rd party consultants and other elements of the project, planning permission, building control fees etc.

Once accepted AEI Architecture will complete a full measured survey of the property and go on to produce intial sketche proposals to get the ball rolling. We will also establish and agree timescales for the project and the key milestones.

Concept Design

Following the measured survey and feedback on the intial ideas we will work with you to develop the concept design ideas to suit your requirements and progress the design.

Drawings and sketches will be issued by email but hard copies can be produced if desired.

- Identify areas and possibilities for design

- Produce concept feasibility plans

- Establish time scales

- Establish typical costs related to the project including professional fees, applications and build costs.

- Provide professional advice on the best route to take such as planning applications

-Liase with any 3rd party professionals such as structural engineers, ecologists, site investigations and any other surveys required.

Planning

AEI Architecture will put together a planning pack of information following final client approval of the concept design ideas.

A detailed pack of drawings to suit the local planning authority, including:

- Existing / proposed elevations

- General arranagement plans

- Location, existing and site plans

We will submit the application on your behalf, filling out all the required forms. Payment will be made via the planning portal for you to pay.

It usually takes 8-12 weeks for a planning application to be decided. Once approved we will continue to progress the drawing pack to detailed design ready to tender.

Detailed Design

Once planning is approved or whilst planning is running we can produce a detailed technical design package of drawings.

This will include material specifications and information to support building regulation applications and tender documents for contractors to price.

Tender Process

We can make an introduction to contractors and other professionals if required and produce a detailed pack of drawings and any other information if the contractor requires.

A typical drawing pack would include:

Detailed sections, elevations, general arranagement plans, schedules and written specifications for material elements.

Construction Overseeing Role

AEI Architecture can provide an on-site supervisory role to make sure the client has a representitive checking compliance with specifications, quality of work, whilst monitoring building regulations and planning.
